Eddie Okudoh works with commercial cleaning companies across the U.S. and Canada and built the labor-based pricing model behind the index. The index started from a simple gap: most building managers sign a cleaning contract without knowing what a fair price looks like.

It covers typical monthly commercial cleaning costs for 396 U.S. and 43 Canadian cities, for seven types of building and every common cleaning schedule.

How the figures are built

Every price comes from the labor-based model cleaning companies use to bid: hours on site from standard janitorial production rates, priced at the local median wage for cleaners (the U.S. Bureau of Labor Statistics in the U.S., the Government of Canada Job Bank in Canada), plus supplies, supervision, overhead and a typical contractor margin. Business counts and population come from the U.S. Census Bureau and Statistics Canada.
